Where Allen's tap water comes from
The City of Allen is one of the founding members of the North Texas Municipal Water District, and it does not run a treatment plant of its own. Raw water is pulled from Lavon Lake a few miles east of town, mixed with supply the district moves in from Lake Texoma, Jim Chapman Lake and Bois d'Arc Lake, and cleaned at NTMWD's Wylie treatment site before it travels west through transmission mains into Allen's elevated tanks and ground storage.
Because the blend changes with drought and lake levels, Allen's water is not identical from year to year. It is generally moderately hard, enough that a gas tank in Twin Creeks will collect a pale, gritty bed of calcium on its bottom over several years and an electric unit in an Allen townhome will grow a crust on its lower element. It is nowhere near as aggressive as the well water in far West Texas, but it is hard enough that a tankless heater left alone for three or four years will start throwing flow and temperature errors.
Most years the district also switches its disinfectant from chloramine to free chlorine for a few weeks in spring. Allen residents notice a swimming-pool odor at the kitchen tap during that window. It does nothing harmful to a heater, and plenty of homeowners use the smell as their reminder to drain a few gallons from the tank valve.
Allen subdivisions and the attic heater
Old Allen, the small grid of streets around Main Street, St. Mary Drive and the old depot area, has some frame houses from the early twentieth century and ranch homes from the 1960s and 1970s. In those, the heater usually stands in a corner of the carport-turned-garage or behind a slatted door beside the washer hookups.
Nearly everything else came later. Bethany Lakes, Story Book and the subdivisions near Allen High School filled in through the 1980s and 1990s, and Twin Creeks, Star Creek, Montgomery Farm, Watters Crossing and the newer phases along Ridgeview Drive and Stacy Road followed. Builders across these neighborhoods favored 40- or 50-gallon gas tanks set in the attic over the garage or a back bedroom, resting in a plastic or metal pan with a drain line routed out to an eave or down a wall. Bigger two-story plans often got a pair of tanks, one serving the primary suite and one feeding the kids' baths and the kitchen.
Apartment and townhome projects near Watters Creek and along the US 75 corridor lean toward electric tanks in closets or compact gas tankless units on an exterior wall. Those bring different service calls: tripped breakers and failed elements in the first case, scale and venting faults in the second.
Heat, hail and the 2021 freeze in Collin County
A closed Allen attic in July regularly passes 130 degrees. Tanks up there sit in that oven for three or four months a year, and the parts that wear first are the ones made of rubber and plastic: drain pan walls go brittle, the washers in the supply connectors harden, and the relief valve starts letting small amounts of water out because the tank and its surroundings are both running hot. A pan that cracked two summers ago will do nothing when the tank finally lets go.
Spring storms bring the second hazard. North Collin County gets hit by large hail every few years, and roofing crews replacing shingles afterward can knock a flue cap loose, crush a section of B-vent or leave a joint disconnected in the attic. The heater keeps firing, but its exhaust no longer leaves the house cleanly, and the usual early warnings are a soot-stained draft hood, a melted plastic part near the burner door or a pilot that keeps going out.
Winters are usually short and mild. Even so, February 2021 froze supply pipes running through Allen attics and exterior walls, and outdoor tankless units without working freeze protection cracked their heat exchangers. Insulating attic water lines and confirming that an outdoor tankless heater has power during a storm both pay off the next time a hard freeze rolls in from the north.
The problems plumbers see most in Allen
- Attic tank leaks in late-1990s Twin Creeks and Star Creek homes running their original or second heater.
- Cracked or disconnected drain pans that let a slow leak stain the ceiling over a garage or bedroom.
- Displaced vent sections left behind by roofers after a Collin County hailstorm.
- Relief valves that drip on hot attic tanks through July and August.
- Scaled tankless heat exchangers in Watters Creek-area townhomes that have never been descaled.
- Uneven hot water between paired tanks when one of two attic heaters starts to fail.

| Relief valve and discharge line | $175–$340 | |
| New attic drain pan and line | $240–$520 | Usually done during a tank swap |
| 50-gallon gas tank in garage | $1,500–$2,950 | City permit normally included |

Labor in Allen tracks Plano and McKinney closely. The attic premium reflects two people carrying a heavy tank up a folding ladder, plus the new pan, drain, flex connectors and vent pieces that inspectors expect to see when an old attic installation is replaced. A leaking attic heater caught early is far cheaper than a new tank plus a drywall and paint bill.
Allen permits and who may do the work
Inside Allen city limits, swapping a water heater is permitted work. Allen's Building Inspection staff, housed within community development, handle the paperwork. Their field visit looks over the gas cock and piping, flue clearances, where the relief line terminates and, above a ceiling, the pan, its drain and the platform a technician stands on.
Texas puts plumbing licensing in the hands of the Texas State Board of Plumbing Examiners. Only a responsible master plumber can pull an Allen permit, while the journeyman or tradesman on site works under that master's license. Before you sign anything, look the company's master license up on the board's public search page and make sure it matches the name on the estimate.
Moving an Allen heater out of the attic
A lot of Allen owners decide, during a replacement, that they would rather not have forty or fifty gallons of water hanging over a bedroom again. Where the garage has a free wall near the gas line and a route for a new flue, a plumber can relocate the tank downstairs and cap the old attic connections. The longer hot water run to upstairs bathrooms is the trade-off, and a small recirculation pump can make up for it.
Another route is a wall-mounted tankless heater outside or in the garage. That needs a gas line large enough for a high-input burner, a vent path that meets clearance rules near windows and the property line, and a plan for yearly descaling on district water. In some older Allen streets, Atmos Energy may need to upgrade the meter before a large tankless unit can run at full fire.
Gas, electric and efficiency choices
Atmos Energy delivers natural gas throughout Allen. Electricity moves over Oncor's wires, and homeowners pick a retail electric provider, which means an Allen family weighing electric resistance against a heat pump should look at its kilowatt-hour rate before the sticker price. Rebates through Oncor's programs or a retail plan have come and gone at times; ask about them when getting quotes.
A heat pump model is a comfortable fit for an Allen garage, since from April into October the air out there holds more than enough warmth for the compressor to harvest. They are less suited to attics, where access for filter cleaning and condensate drainage is awkward. For a large household with a soaking tub, a high-recovery gas tank or two smaller tanks often outperform a single heat pump unit on cold mornings.
A simple yearly routine for Allen homes
Pick a mild spring weekend, ideally around the district's chlorine switch, and climb up with a flashlight. Look at the pan for dried water lines or rust flakes, tug gently on the drain fitting, and follow the relief valve pipe to be sure it ends outside or in an approved drain. Clear a path across the decking so a plumber can reach the heater without crawling over insulation.
Then drain a few gallons from the valve near the bottom into a bucket until the water runs clear of white grit. Plenty of Allen households hand the full job to a pro every year or two, either a complete tank flush for Lavon grit or a pump-circulated descale on a tankless unit, and they schedule it for November or March so nobody spends an hour in a scorching attic.
Around Allen
Plano borders Allen on the south and runs a much larger building department with its own rules on attic access. McKinney sits to the north, and Fairview and Lucas to the east are lower-density towns with acreage homes and their own permit counters. Parker, Murphy and Wylie are a short drive southeast. All of these cities draw on the same water district, though wholesale arrangements and local storage mean taste and hardness can differ a little from Allen's.
Water heater questions from Allen
Who treats the water that comes out of my tap in Allen?
The North Texas Municipal Water District treats it, mostly at its Wylie facilities, and the City of Allen distributes it through its own mains.
My Star Creek house has two attic heaters. Why is only one side getting cold water?
Each tank usually serves its own group of fixtures. When one side runs short, that tank's burner, thermostat or dip tube is the likely culprit.
Is an Allen permit needed for a like-for-like tank swap?
Yes. The city requires a permit and a final inspection even when the new heater matches the old one.
Can roofers cause water heater problems?
They can. After a hail reroof, have someone confirm the flue cap and attic vent joints are intact, because a loose section lets exhaust spill back.
Does lake water from Lavon damage tankless units?
It carries enough calcium to scale them. Plan on descaling about once a year, or less often if the house has a softener.
How long do attic water heaters last in Allen?
Many give out somewhere between eight and twelve years. Summer attic heat shortens the life of pans, valves and connectors.
Should I add a leak sensor near my attic tank?
It is cheap insurance. A battery or Wi-Fi sensor in the pan can warn you before water reaches the ceiling drywall.
