Where Severna Park's water comes from
Unlike Baltimore, which lives on reservoirs, Anne Arundel County supplies its customers entirely from groundwater. The Department of Public Works pumps from wells that reach hundreds of feet down into the Patapsco, Patuxent and Aquia aquifers, sandy layers of the Atlantic Coastal Plain that lie beneath the whole county. Severna Park is home to the Severndale Water Treatment Plant, one of the county's long-running facilities, which treats well water before it enters the local mains.
This kind of groundwater is usually soft, which is good news for tank sediment. The tradeoff is chemistry: Coastal Plain water can be slightly acidic and carry dissolved iron, so the county treats it to remove iron and raise the pH before delivery. On county water, a heater's anode and lining are spared the worst of that. On an untreated private well, acidic water eats anode rods quickly and can lead to pinhole leaks in copper lines and early tank failures.
Because the source is deep underground, the water reaching Severna Park homes stays milder in winter than reservoir supplies farther north. It rarely drops into the low 40s, which gives tanks a little more usable hot water in January than they would get in Towson or Cockeysville.
Waterfront cottages to 1990s colonials
Severna Park began as a summer retreat reached by the Baltimore and Annapolis railroad, and some of the oldest streets near Round Bay, Manhattan Beach and along the creeks still have converted cottages on small lots. In those homes the heater may sit in a crawlspace access, a rear utility closet or an attached garage rather than a basement. Olde Severna Park and the neighborhoods off Benfield Road and Jumpers Hole Road filled in after the railroad era with postwar ranches and split-foyers.
Most of the housing came later, from the 1960s through the 1990s, in communities such as Chartwell, Berrywood and Cypress Creek. Those colonials and contemporaries often have a basement or a ground-floor utility room with a gas or electric tank next to the furnace or air handler. Larger custom homes on the water frequently have two heaters, an indirect tank off the boiler, or wall-hung tankless units added in a renovation.
BGE supplies electricity across Severna Park, and its gas mains reach many neighborhoods but not every street. Homes beyond the mains use electric tanks, heat pump heaters or propane. Knowing your fuel before you call saves time on the first visit.
Salt air, storm surge and humidity
Living on the Chesapeake brings its own wear. Creekside garages and laundry rooms stay damp through the summer, and salt-laden air corrodes gas connectors, burner assemblies and the steel jackets of older tanks faster than it would inland. Rust around the burner door or on the gas valve in a waterfront garage is worth a closer look.
Tropical systems and nor'easters can push tidal water into the lowest lots along the Magothy and Severn creeks, as Tropical Storm Isabel did across Anne Arundel County in 2003. A heater that has been under brackish water should be replaced, not dried out, because salt finds its way into controls and wiring. On low lots, lifting the heater on a sturdy stand, or relocating it upstairs during a remodel, is a sensible precaution.
The water heater problems Severna Park sees most
- Spent anode rods on heaters fed by untreated, slightly acidic private wells.
- Rusty or discolored hot water where well iron settles in the tank.
- Corroded gas valves and connectors in damp waterfront garages.
- Electric elements failing in homes beyond the reach of BGE gas mains.
- Leaks from crawlspace or closet tanks in older cottage-era homes with no floor drain.
- Undersized tanks in larger homes where a family has grown or a soaking tub was added.
What water heater work costs in Severna Park
| Job | Typical Severna Park range | Notes |
|---|---|---|
| Anode rod replacement | $175–$375 | Worth it on well water |
| Electric element or thermostat | $170–$360 | |
| Thermocouple, igniter or gas valve | $190–$675 | Gas fitter for valve work |
| Flush and iron clean-out | $140–$300 | |
| 50-gallon electric tank replacement | $1,500–$2,900 | Permit included |
| 40–50 gallon gas tank replacement | $1,750–$3,500 | Venting checked |
| Tankless or heat pump installation | $3,600–$7,000 | Depends on fuel and location |
Severna Park pricing tends to run a little higher than the county average because of larger homes, longer drives down narrow waterfront lanes and the time it takes to get tanks in and out of crawlspaces. A heater in an attached garage on a slab is usually the least expensive swap. Details on a tank swap in Severna Park are on our replacement page.
Anne Arundel County permits and Maryland licenses
Severna Park is unincorporated, so there is no town hall issuing permits. Anne Arundel County's Department of Inspections and Permits handles the plumbing and gas permits a heater swap requires, and a county inspector checks the finished installation. Homes inside the City of Annapolis follow the city's own process instead, but no part of Severna Park falls in that category.
Maryland's State Board of Plumbing issues the licenses for both master plumbers and gas fitters. Any contractor connecting a gas or propane heater should hold the gas fitter license, and the county permit application lists the license holder. A homeowner can look up a license number on the state's online lookup before signing a contract.
If your home is on a private well
Some Severna Park properties, particularly older waterfront lots and parcels that predate the county mains, still draw from private wells. That water comes out of the same Coastal Plain sands the county uses, but without the county's iron removal and pH correction. The signs show up at the heater first: orange staining, a metallic smell, or an anode that is gone within a few years.
Testing the well and adding a neutralizer or iron filter ahead of the heater protects the tank and the plumbing. Pulling the anode for inspection every couple of years tells you how hard the water is working on the tank. Rotten-egg odor on the hot side only usually means the anode is reacting with the well water, and switching to a powered or aluminum-zinc rod fixes it.
Sizing for bigger Severna Park households
Plenty of Chartwell-era colonials started life with one 40- or 50-gallon tank, then gained an extra bathroom, a large tub or a basement apartment. If the hot water now runs out halfway through the evening, the heater may simply be too small for how the house is used. Stepping up to 75 gallons of gas-fired storage, or an on-demand heater big enough for every Severna Park faucet running at once, usually ends the shortage. Because the winter supply here is milder than in northern Maryland, a tankless unit does not have to raise water temperature quite as far.
Homes on electric without gas service are good candidates for heat pump water heaters, especially when the unit can sit in a basement or garage. BGE has put incentives behind heat pump models at times, so look up whatever program is running when you shop.
Around Severna Park
Arnold and the Broadneck peninsula to the south share county well water and the same Anne Arundel permit office. Pasadena to the north mixes older waterfront communities with 1970s subdivisions. Millersville and Crownsville to the west have more private wells and septic systems. Annapolis runs its own city water utility and permit office, so the rules there differ from Severna Park's.
Water heater questions from Severna Park
Is Severna Park water hard or soft?
County water from the deep aquifers is generally soft. It is treated for iron and pH, so tank sediment builds slowly on public water.
Why does my well water heater keep losing its anode rod?
Untreated Coastal Plain groundwater can be acidic, which consumes anode rods quickly. A neutralizer and regular anode checks help the tank last.
Who issues permits for water heaters in Severna Park?
Anne Arundel County's Department of Inspections and Permits. Severna Park has no separate town government.
Do I have natural gas in Severna Park?
Many streets have BGE gas, but not all. Homes without it use electric, heat pump or propane water heaters.
My garage flooded during a storm. Is the water heater safe?
If flood or tidal water reached the burner, controls or wiring, the heater should be replaced. Brackish water damages components even after they look dry.
How do I know whether my house is on county water or a well?
A county water and sewer bill means public water. A pressure tank and well pump in the house, or no water bill at all, usually means a private well.
